SELLING A PROPERTY · EARLIER ALTERATIONS · CLEAR REPAIR FINDINGS

Need an Electric Fence COC in Bryanbrink?

Selling a Bryanbrink property with an electric fence, or trying to understand an older certificate? Wesslink can inspect the installation and explain what needs attention. Send the available fence documents and mention any gate, wall or energiser changes so an electric fence COC enquiry starts with the actual system being sold.

An earlier document is useful background. Tell the inspector about later alterations, even when a previous owner or another contractor arranged them.

BEFORE YOU BOOK

Know what changed before you hand the property over.

For a Bryanbrink home in the Randburg area, the most useful starting point is the fence around that address, not a neighbouring property’s paperwork. If you inherited an installation when buying, you may have several invoices without a clear account of what they cover. Bring those records together and explain any gaps you know about.

01

The fence was changed in stages

List the work you can confirm: a gate moved, a wall extended or an energiser replaced, for example. Avoid filling in unknown dates or calling work compliant because it looks recent. The inspector can compare the current installation with the available records and explain what needs checking.

02

You have a certificate but no repair history

Provide the document as it stands, including its address and installation details. Do not alter it yourself to match a new owner or a changed boundary. Ask Wesslink to assess the present fence and explain what further inspection or documentation is appropriate.

03

A buyer has raised a fence concern

Pass on the actual observation, such as a loose section or recurring alarm, together with any inspection report. Request electric fence repairs against identified findings. A verbal assurance that the fence worked during a viewing is less useful than knowing what was inspected and repaired.

Give the buyer a clear account of the work completed.

Ask for inspection findings to distinguish defects from optional upgrades. You can then consider a repair quotation with a clear reason for each item. If an electric fence installation is being replaced or extended, agree the route, affected entrances and applicable permissions before work starts; do not leave a shared-boundary decision to the handover day.

When repairs are completed, retain the work description with the fence documents. Tell the next owner which controls and equipment belong to the installation and provide available user instructions. Never include passwords or access codes in a public listing. If a part could not be accessed or further work is outstanding, make that limitation clear rather than describing the entire perimeter as checked.

INSPECTION & TESTING

What does an electric fence COC inspection cover?

A working energiser is one part of the system. The inspection also considers the fence installation, its safety provisions and the test results.

An electric fence certificate follows inspection and testing by a registered person. Defects affecting compliance must be corrected before certification. Read Regulations 12–13 ↗

    Earthing and physical condition

Inspect the earth system, wires, joints, brackets and insulators, together with the installation’s condition.

  3. 03

    Warning signs and accessible areas

Check the safety provisions around the fence, including signs and places where people can approach it.

  4. 04

    Testing, corrections and certification

Explain defects found, agree the repair work and complete the checks needed before certification.

Questions before you book.

Practical answers for owners, sellers and property managers.

Can an electric fence compliance certificate simply be copied for the buyer?

An existing document can be provided for review, but copying it does not establish the current condition or cover later changes. Ask the inspector what the existing certificate describes and what assessment is needed for your property.

Is an electric fence certificate of compliance the same as a repair invoice?

No. A repair invoice describes billed work; it is not a substitute for the fence certificate. Keep both where available so the installation and subsequent work can be understood together.

Is your electric fence alarming while the property is on the market?

Tell Wesslink when it happens and whether anything changed recently. Electric fence fault finding can investigate the problem. Do not silence or conceal a recurring fault just to get through a viewing or handover.

What if I cannot find the previous installer?

Provide the documents and equipment information you have. Explain what is unknown rather than guessing. Wesslink can discuss an inspection of the existing system and give findings based on the installation that can actually be assessed.

Who can issue an electric fence certificate of compliance?

A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.

Will the inspection fee include repairs?

Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
