ELECTRIC FENCE COC · COSMOS VIEW ESTATE
Questions before you book.
Practical answers for owners, sellers and property managers.
Can I instruct work because the fence borders my garden?+
First ask management to confirm the property and maintenance arrangements. Access from your garden does not by itself establish that you control the fence.
Does paying a levy mean a certificate already exists?+
No particular document can be inferred from the levy description. Ask the responsible manager for the records of the actual installation and have their scope checked.
Why is the complex name needed when I supplied Cosmos View?+
The estate contains seven named complexes. Including yours helps locate the relevant managing agent, instruction and records without assuming one unit reference identifies every shared asset.
Can Wesslink decide who must pay for common-property repairs?+
The quotation can describe the proposed work. The responsible parties should settle their payment and approval arrangements using their scheme records before authorising it.
Is your electric fence alarming beside an exclusive-use garden?+
Give the managing agent your complex and unit number, the affected boundary and the alarm times. Ask them to arrange access and approve electric fence fault finding on shared equipment. Wesslink can inspect the affected section and quote for any repairs needed.
Who can issue an electric fence certificate of compliance?+
A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.
Will the inspection fee include repairs?+
Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
