ELECTRIC FENCE COC · MIDLANDS ESTATE
Questions before you book.
Practical answers for owners, sellers and property managers.
Can I arrange electric fence installation at my Midlands home?+
The published June 2024 Midlands rules prohibit private-property electric fencing. Confirm the current HOA position before proposing such work. Certification does not provide an exception to estate rules.
Is the Midlands aesthetic compliance certificate an electric fence COC?+
No. The HOA document referred to after building work concerns its inspection of approved alterations. Ask the party requesting paperwork to name the required certificate and the installation or work it must cover.
Do these Midlands rules apply to Midstream Ridge as well?+
This page does not make that claim. Greater Midstream has distinct estates and HOAs. Obtain the rules and records for the exact estate named in your property documents.
Should I remove growth beside the estate wires before the visit?+
Inform the HOA about it and arrange safe attention. The existence of a clearance rule does not mean a resident or gardener should work against energised wires. Discuss the obstruction with the responsible security or maintenance contact.
Is the electric fence alarming along the Midlands perimeter?+
Report the location and alarm times to the HOA so it can arrange electric fence fault finding on the estate system. Mention any visible obstruction from a safe position. Leave the wires and controls alone.
Who can issue an electric fence certificate of compliance?+
A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.
Will the inspection fee include repairs?+
Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
