Need an Electric Fence COC in Rand Leases?

Taking over industrial premises in Rand Leases? Ask what fence equipment and records are being handed over before starting your fit-out. Wesslink can assess electric fence repairs and an electric fence COC enquiry, with existing defects distinguished from the alterations your business wants to make.

Do not assume equipment left on site is ready for use or included in your agreement. Establish the authorised instruction and arrange professional assessment before reconnection or alteration.

BEFORE YOU BOOK

Assess the perimeter before the new operation fills the yard.

Rand Leases has industrial premises, including the industrial-estate work described in Renico’s project history. If your business is moving into a warehouse or yard here, the empty handover period can help identify the fence arrangement before stock and machinery arrive. Explain the intended external layout as well as the condition of the existing installation.

01

The seller or landlord is handing over equipment

Request the installation documents and a clear description of what will remain. Keep contractual ownership questions with the relevant parties. A unit left on a wall should not be treated as assessed merely because it was visible during the property viewing.

02

Your fit-out changes the way the yard is used

Provide the planned storage, entrances and working areas. Ask whether the fence arrangement needs attention before those features are installed. Necessary repairs to the existing system and your preferred operational changes should be separate decisions in the quotation.

03

The previous occupier reported faults

Ask for the actual symptoms and available repair history. Electric fence fault finding can assess the current installation. Do not rely only on an assurance that the problem was minor, or assume a successful viewing means an intermittent concern has been resolved.

Make the fence handover usable for the incoming business.

Ask the findings to identify the relevant perimeter, equipment and repairs proposed. If another party must provide access or complete work before assessment, record that dependency clearly. Keep the new facilities contact involved so the property does not pass from one business to another with the same unresolved installation questions.

For a new electric fence installation or substantial alteration, provide the intended finished premises layout and obtain applicable owner or park approval. Retain the completed-work description and normal operating information. The business should know which records concern its perimeter and which describe other property or service systems.

INSPECTION & TESTING

What does an electric fence COC inspection cover?

A working energiser is one part of the system. The inspection also considers the fence installation, its safety provisions and the test results.

An electric fence certificate follows inspection and testing by a registered person. Defects affecting compliance must be corrected before certification. Read Regulations 12–13 ↗

ELECTRIC FENCE COC COSTS

Get a quote for the fence you actually have.

A Rand Leases quotation should distinguish assessment of retained equipment, necessary repairs and the incoming business’s proposed changes. Supply the property and unit details, handover information and planned external layout. Ask what can be confirmed before occupation and what depends on access or completion of other work.

ELECTRIC FENCE COC · RAND LEASES

Questions before you book.

Practical answers for owners, sellers and property managers.

Can an electric fence compliance certificate enquiry be arranged before business occupation?

Yes. Obtain the relevant authority and access, then explain the handover and intended changes. The installation needs assessment and necessary work must be addressed before certification can be completed.

What should accompany the electric fence certificate of compliance at takeover?

Request the relevant installation information, completed repair details and normal operating instructions. Keep them with the responsible property records so the incoming facilities contact can identify the system and future maintenance needs.

Is your electric fence alarming at newly occupied Rand Leases premises?

Report the current symptom and any earlier fault information. Leave equipment unchanged and arrange assessment. Do not connect unused components or alter settings to match assumptions about the previous business’s arrangement.

Can the fence assessment decide whether equipment belongs to the buyer or tenant?

Ownership and agreement terms need to be settled by the relevant parties. The technical enquiry can establish condition and proposed work once the responsible instruction and access are clear.

Who can issue an electric fence certificate of compliance?

A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.

Will the inspection fee include repairs?

Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
