ACCOMMODATION CHANGEOVERS · REPORTED FAULTS · READY FOR OCCUPATION

Need an Electric Fence COC in Ruimsig?

Preparing a Ruimsig rental or accommodation property for incoming occupants? Address the fence concerns while the relevant areas are available. Wesslink can assess electric fence repairs and discuss an electric fence COC, with the current condition and any unfinished work explained before handover.

An empty property is not a safe testing opportunity for an owner or incoming occupant. Leave wires and electrical enclosures alone and arrange the appropriate professional assessment.

BEFORE YOU BOOK

Use the changeover to resolve concerns that were difficult to inspect.

Ruimsig includes educational and accommodation facilities, including the Emeris campus on Peter Road. If you manage accommodation or a rental home in the area, an occupant changeover can provide a useful opportunity to assess reported fence problems. Bring the outgoing occupants’ observations into the enquiry before those details are lost.

01

Occupants reported a warning but access was limited

Provide the actual symptom and explain which areas can now be reached. Electric fence fault finding can assess the installation using those observations. Do not assume a quiet empty property means an earlier intermittent concern has disappeared.

02

Maintenance is planned between occupancies

Explain any painting, garden, gate or building work that may affect the perimeter. Agree the sequence with the relevant contractors. The fence should not be repaired first and then disturbed by work that nobody mentioned when the attendance was arranged.

03

The next occupant needs clear instructions

Keep the normal operating information and reporting contact available at handover. Explain completed work and any remaining concern accurately. A new occupant should not have to discover an unfamiliar warning and then work out who is responsible for the installation.

Make the property handover reflect the work actually completed.

Ask for the relevant fence findings and completed-work description. If access to a shared installation depends on a manager or another property, arrange that explicitly. Keep unfinished work visible in the handover rather than allowing the occupation date to become an assumed completion date.

For a new electric fence installation or a change to an accommodation property, provide the intended boundary, ordinary use of outdoor spaces and applicable owner or scheme approval. Consider the finished occupied arrangement as well as the temporary empty site. Keep current documents with the person responsible for the property so later tenants can be given reliable information.

INSPECTION & TESTING

What does an electric fence COC inspection cover?

A working energiser is one part of the system. The inspection also considers the fence installation, its safety provisions and the test results.

An electric fence certificate follows inspection and testing by a registered person. Defects affecting compliance must be corrected before certification. Read Regulations 12–13 ↗

ELECTRIC FENCE COC COSTS

For a Ruimsig enquiry, explain the installation, reported concerns and any work already planned during the changeover. Ask which assessment, repairs and follow-up are included. Discuss availability without treating an incoming tenancy or academic date as a guarantee that unknown defects can be resolved within a fixed period.

ELECTRIC FENCE COC · RUIMSIG

Questions before you book.

Practical answers for owners, sellers and property managers.

Can an electric fence compliance certificate enquiry be arranged between tenants?

Yes. Confirm the responsible instruction and access, then describe the installation and any proposed changes. Necessary repairs and the required inspection need completion before certification can be finalised.

Who should receive the electric fence certificate of compliance for accommodation premises?

The responsible owner or property manager should retain it with the installation records. Give incoming occupants the relevant normal operating and fault-reporting information without asking them to manage electrical work.

Is your electric fence alarming after new occupants move in?

Report the symptom and any work carried out during the changeover. Ask occupants for observations already made safely; do not ask them to recreate the event or adjust equipment to investigate.

Can the inspection cover only the fence outside one room?

Explain the installation and property arrangement first. A visible section may be part of a larger system. Ask the owner or manager to arrange access so the relevant fence can be assessed properly.

Who can issue an electric fence certificate of compliance?

A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.

Will the inspection fee include repairs?

Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
