ELECTRIC FENCE COC · THE SHEDS AT WATERFALL
Questions before you book.
Practical answers for owners, sellers and property managers.
Is the electric fence alarming again after a maintenance visit?+
Report the new occurrence to management and keep the previous job reference. Describe what happened rather than assuming the earlier repair failed in a particular way. The current installation needs assessment to establish the next step.
Can I order repairs myself as a tenant?+
Discuss the problem with the landlord or managing contact first, particularly for shared equipment. Agree who commissions and pays for the work. Do not alter the complex boundary or security equipment without the appropriate authority.
Does moving into a rental home automatically require a new electric fence certificate of compliance?+
Explain the request and existing installation records to the responsible property representative. A new tenancy by itself should not be treated as proof that a new certificate is required; the applicable installation circumstances must be considered.
What if the report concerns more than one rental home?+
Management should combine the observations and identify the shared installation involved. Separate tenant messages can describe one underlying concern, so a coordinated inspection may be more useful than several unrelated repair instructions.
Who can issue an electric fence certificate of compliance?+
A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.
Will the inspection fee include repairs?+
Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
