Need an Electric Fence COC in Broadacres?

Buying a Broadacres home or taking over maintenance in a development? Wesslink can inspect the relevant fence, explain repairs and help with an electric fence COC. Gather the existing certificate and recent work records, then arrange access with the owner or manager responsible for the installation.

Provide the development name and correct entrance as well as the suburb. Broadacres and Broadacres Country Estate are not interchangeable booking details.

BEFORE YOU BOOK

Check what was built and what has changed since handover.

Broadacres developments can combine different types of homes: Olea View was designed with houses, apartments, an electric-fenced boundary and separate house and apartment entrances. When arranging a fence inspection, provide the development, unit or erf and suitable attendance entrance. Ask for the installation records as well as the home’s handover documents so the shared boundary is properly identified.

01

A new owner receives a development brochure

Ask for the actual fence certificate and the relevant installation or maintenance records as well. Compare the description with the equipment being handed over. Marketing material may explain an intended feature, but it cannot show whether later gate work, extensions or repairs have altered the system that was originally inspected.

02

Houses and apartments use different entrances

Give the entrance that leads to the equipment, not simply the one residents use most often. If the fence passes between areas managed separately, arrange a contact for each part that needs access. This helps avoid an incomplete inspection caused by an inspector reaching the correct development but the wrong gate or locked service area.

03

A private garden improvement reaches the perimeter

If a new screen, gate, store or landscaping project will affect the fence, raise it before work starts. Electric fence installation changes should be planned around the actual boundary and authorised by the responsible owner or manager. A private garden does not automatically make the development’s perimeter equipment yours to alter.

Turn the handover pack into a useful maintenance record.

For an electric fence compliance certificate assessment, gather the earlier certificate, any system description and the dates of known changes. Tell us which records came from the developer and which came from later maintenance. If the description does not match the current equipment, ask for that discrepancy to be investigated rather than assuming either document is complete.

A manager arranging electric fence repairs should retain a clear description of what was inspected, what was corrected and what still needs attention. If work concerns only one section, ask how it relates to the remaining installation. Agree access and any temporary operational arrangements with management before attendance; residents should not disconnect shared equipment or attempt their own tests.

INSPECTION & TESTING

What does an electric fence COC inspection cover?

A working energiser is one part of the system. The inspection also considers the fence installation, its safety provisions and the test results.

An electric fence certificate follows inspection and testing by a registered person. Defects affecting compliance must be corrected before certification. Read Regulations 12–13 ↗

    The energiser and fence circuit

Identify the equipment and the fence sections it supplies, including alterations and gate crossings.

  2. 02

    Earthing and physical condition

Inspect the earth system, wires, joints, brackets and insulators, together with the installation’s condition.

  3. 03

    Warning signs and accessible areas

Check the safety provisions around the fence, including signs and places where people can approach it.

  4. 04

    Testing, corrections and certification

Explain defects found, agree the repair work and complete the checks needed before certification.

ELECTRIC FENCE COC COSTS

Get a quote for the fence you actually have.

Quote requests should identify whether the job concerns an individual property, a development perimeter or a particular alteration. Include the known fence extent and access arrangements without estimating inaccessible sections. Ask for inspection and corrective work to be itemised so a handover concern does not become an unexplained full-system replacement.

ELECTRIC FENCE COC · BROADACRES

Questions before you book.

Practical answers for owners, sellers and property managers.

What fence records should I request before taking occupation?

Ask for the existing electric fence certificate of compliance, relevant repair findings and details of later alterations. For shared equipment, obtain the records through the responsible manager and arrange any assessment still needed.

Is your electric fence alarming after a change at the entrance?

Record the timing and describe the change without deciding it caused the fault. Electric fence fault finding should assess the affected equipment and connections. Do not reproduce the problem by moving wires or opening controls.

Can an apartment owner arrange work on the perimeter?

Contact the managing agent or body corporate first to identify who controls that equipment and approves repairs. A unit owner can report symptoms, but shared work needs the appropriate agreement and access.

Which entrance should I give when the development has more than one?

Ask management which entrance reaches the relevant equipment and is available for contractor attendance. Include the street address and a contact who can guide access to shared sections, rather than relying on the nearest map pin.

Who can issue an electric fence certificate of compliance?

A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.

Will the inspection fee include repairs?

Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
