UNIT ALTERATIONS · SHARED SERVICES · APPROVED FENCE WORK

Need an Electric Fence COC in Manhattan Estate?

Planning work at a Manhattan Estate unit that may affect the boundary or shared equipment? Wesslink can assess the relevant fence, explain repairs and help with an electric fence COC when the installation meets the requirements. Confirm the responsible managing contact before a private contractor moves or reconnects anything outside the agreed unit work.

A private-unit appointment should not become an unapproved alteration to common equipment. Ask management to confirm the relevant responsibility and access.

BEFORE YOU BOOK

Check where private work meets shared services.

Manhattan Estate identifies itself as a sectional-title development at Forest Drive and Leslie Road in Pineslopes, with a body corporate and connected fibre service to units. If a unit project involves cabling or work near the boundary, identify which equipment belongs to that project and which is shared. Keep the fence assessment coordinated with the managing contact rather than treating all nearby cables as one service.

01

A contractor installs or changes a unit service

Explain the intended route and any proposed work near fence equipment before it starts. A fibre, alarm or other service visit does not automatically include fence assessment. If the project would disturb a support, cable or connection, arrange the relevant contractor coordination and management approval before anything is moved.

02

A resident notices damage after nearby work

Record the location and the work that took place, without deciding who caused the damage. Electric fence fault finding should assess the actual condition and relevant history. Give the report to the responsible managing contact so the right equipment can be reached and any shared repairs properly instructed.

03

The unit owner wants a boundary change

Provide the proposed gate, screen or other alteration to management first. Electric fence installation work can then be considered against the approved requirement and existing system. Access from a private garden or unit does not itself give the owner authority to change common equipment or attach new items to its supports.

Keep the unit project and the fence work clearly recorded.

For an electric fence compliance certificate assessment, identify whether the request concerns shared equipment or a separately installed system. Ask management for the relevant records and describe later changes. Unit handover paperwork, fibre activation and general maintenance accounts should not be substituted for the document and work history relating to the actual fence.

Electric fence repairs should explain what was checked and corrected, with any outstanding item passed to the responsible contact. If a different contractor must return to finish their work, agree that follow-up before the project is treated as complete. Keep access and approval arrangements current through management, and avoid posting equipment credentials or sensitive details in general resident messages.

INSPECTION & TESTING

What does an electric fence COC inspection cover?

A working energiser is one part of the system. The inspection also considers the fence installation, its safety provisions and the test results.

An electric fence certificate follows inspection and testing by a registered person. Defects affecting compliance must be corrected before certification. Read Regulations 12–13 ↗

    The energiser and fence circuit

Identify the equipment and the fence sections it supplies, including alterations and gate crossings.

  2. 02

    Earthing and physical condition

Inspect the earth system, wires, joints, brackets and insulators, together with the installation’s condition.

  3. 03

    Warning signs and accessible areas

Check the safety provisions around the fence, including signs and places where people can approach it.

  4. 04

    Testing, corrections and certification

Explain defects found, agree the repair work and complete the checks needed before certification.

ELECTRIC FENCE COC COSTS

Get a quote for the fence you actually have.

Provide the unit number, affected area and description of nearby work when requesting assessment. Ask which investigation or fence correction is included and what needs a separate service contractor. The quote should identify the relevant installation and approval contact, rather than adding unspecified shared repairs to a private-unit invoice.

Questions before you book.

Practical answers for owners, sellers and property managers.

Who should arrange an electric fence certificate of compliance for shared equipment?

Contact the managing agent or body corporate to identify the relevant installation and records. The responsible representative should arrange the assessment and approve any corrective work.

Is your electric fence alarming after a unit contractor attended?

Report the message, time and work carried out without assuming that visit caused the fault. Keep clear of equipment and let management coordinate the appropriate investigation.

Can a fibre installer move a fence cable out of the way?

Do not treat that as incidental unit work. Arrange the appropriate fence contractor and obtain the responsible management approval before shared equipment is disturbed.

What should I keep when several contractors work on the project?

Retain each contractor’s description of completed work and the relevant fence findings. Identify unresolved follow-up so a finished unit service is not mistaken for completed fence repairs.

Who can issue an electric fence certificate of compliance?

A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.

Will the inspection fee include repairs?

Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
