APPROVED FENCE PLANS · RESPONSIBLE ALTERATIONS

Need an Electric Fence COC in Monaghan Farm?

Planning an Electric Fence COC at Monaghan Farm requires more than locating an energiser. Establish the fence's purpose, ownership and approved design before deciding what should be inspected or altered. Wesslink can assess an authorised installation and explain the electrical work needed, while the estate decides what changes it permits.

A fence shown on an estate plan is not necessarily electric, and an electric fence certificate does not replace estate design approval.

BEFORE YOU BOOK

Start with the approved boundary design.

Monaghan Farm's published architectural guidance requires fence position and design to appear on the relevant plans and receive committee approval. Its estate rules also restrict physical barriers along certain erf boundaries. A proposed repair therefore needs to distinguish electrical work from moving, raising or changing the fence itself.

01

Replacing a damaged component

Photograph the problem from a safe distance and describe what has changed. A broken component and a redesign are different requests. Ask for the inspection findings first, then agree the repair scope. If the suggested solution changes appearance, position or construction, obtain the estate's direction before the work proceeds.

02

Buying a property with unclear records

Request the existing certificate, approved fence drawings and details of later work from the seller. Compare the descriptions, dates and property references rather than expecting one document to answer every question. Missing approval records and an electrical defect need separate follow-up, even when discovered during the same sale.

03

Considering electric fence installation at Monaghan Farm?

Confirm whether the proposed electric fence installation is permitted and submit the design for estate approval before committing to materials. Clarify whether the line serves the individual property or the wider estate. An installer should not choose a route across open land or alter a development-pocket boundary simply because it appears convenient.

Keep design decisions and inspection evidence together.

The estate's landscape-led approach makes the exact fence line significant. A quotation described only as 'fencing around the house' may overlook the approved extent or the boundary treatment. Mark the proposed work on the existing plan, using ordinary location descriptions, and ask the responsible estate representative to confirm the permitted scope.

Once access and authority are clear, retain an understandable record of what was checked and what remains outstanding. If clearance, civil work or a revised design is needed before electrical repairs, record that dependency explicitly. Payment for one stage or acceptance of an appearance proposal should not be mistaken for a completed electric fence inspection.

INSPECTION & TESTING

What does an electric fence COC inspection cover?

A working energiser is one part of the system. The inspection also considers the fence installation, its safety provisions and the test results.

An electric fence certificate follows inspection and testing by a registered person. Defects affecting compliance must be corrected before certification. Read Regulations 12–13 ↗

    The energiser and fence circuit

Identify the equipment and the fence sections it supplies, including alterations and gate crossings.

  2. 02

    Earthing and physical condition

Inspect the earth system, wires, joints, brackets and insulators, together with the installation’s condition.

  3. 03

    Warning signs and accessible areas

Check the safety provisions around the fence, including signs and places where people can approach it.

  4. 04

    Testing, corrections and certification

Explain defects found, agree the repair work and complete the checks needed before certification.

ELECTRIC FENCE COC COSTS

Get a quote for the fence you actually have.

For Monaghan Farm, send the approved drawing if available and separate like-for-like electric fence repairs from a proposed change to the fence line. Include the number of energisers known to you and any access restriction. The quotation can then identify assessment, electrical repairs and other work separately.

ELECTRIC FENCE COC · MONAGHAN FARM

Questions before you book.

Practical answers for owners, sellers and property managers.

Does an estate-approved fence plan prove electrical compliance?

No. The plan concerns the permitted design and placement. An electric fence inspection addresses the installation actually present. Keep both records where each is relevant.

Can I move the fence during a COC repair visit?

Treat relocation as a separate proposed change. Check the estate approval position and agree a revised scope before work starts. A repair booking should not silently become a redesign.

What if the sale file contains a normal fence drawing but no electric fence certificate?

First establish whether an electric security fence is installed and which property or entity it serves. A drawing of a physical barrier alone does not establish that an electric fence certificate exists or is required for that barrier.

Can you quote before the committee responds?

An assessment or provisional scope may be discussed, but tell us which design decisions remain open. Final installation work and its price depend on the approved extent and the findings at the property.

Is your electric fence alarming after landscaping or boundary work?

Tell us what work was done and when the alarms began. Electric fence fault finding can investigate the cause before you pay for replacement parts. If repairs require moving or changing the fence, confirm the approved changes with the estate first.

Who can issue an electric fence certificate of compliance?

A registered electric fence system installer may issue an electric fence compliance certificate after the required inspection and testing. An ordinary electrical COC is a separate document.

Will the inspection fee include repairs?

Ask for the inspection, any repairs and any return visit to be itemised in the quote. The work required depends on what is found; a price should not assume that the fence will pass before it has been inspected.
